The Land comprising of 184 acres in total spread across the village Mumbra & Sonkhar under the limits of Thane Municipal Corporation and under the Development control rules of Thane Municipal Corporation.

Title of the property

The total land was 360 acres owned by the original owner. On and after formation of a Society by the original owners & promoters in total  free hold land of 185 acres was acquired by the present owner i.e Narottam Nagar Co-operative Housing Society through the High Court Decree and balance land acquired by the Government and separate initiative is taken to recover the land acquired by the Government under the ceiling act.
 
Narottam Nagar Co-operative Housing Society is holding 185 acres and the said society  have given development right to Amber Apartment Makers Pvt. Ltd. With all the rights and rights to assign redevelopment right to any other third party.  In 1992 the plans were submitted to the Municipal Corporation of Thane and wherein 47,00,000 sq.ft. was sanctioned, there are different reservations on this plot where FSI is still to be claimed back by the Developer in terms of TDR or DRC.

The land is vacant and free from all encroachment.  There are two cases pending with two farmers for about 10 acres. 

The land situated at Mumbra is filled and leveled, drainage nalla as per DP plan has already been constructed.  A compound wall has been constructed partly in Mumbra.  Part of Sonkhar has also been filed up and the entire plot has been surveyed and demarked.

In 1990 Amber Apartment Makers Pvt. Ltd. purchased an existing four storied building with A,B & wings approx area is 25000 sq.ft. separately for the office staff, residence and administration purpose which is also included in this sale.
